When To Submit A Standard Maintenance
- HVAC not cooling or heating properly.

When To Call 911 Or Utility Providers Immediately
- Gas Leak – If you smell gas or see a broken pipe, leave the property and call Atmos Energy (1-866-322-8667) right away, then notify us.
- Fire – Call 911 first, then notify us once you’re safe.
- Flooding or Major Water Leak – Turn off the main water valve if possible, then call us immediately.
- Electrical Hazard – If there are exposed wires or sparks, call 911 or your utility provider, then notify us.

- Unplug the disposal.
- Carefully check down the drain to ensure nothing is blocking the blades (wear gloves).
- Plug the disposal back in.
- Press the reset button located on the underside of the disposal.
- Turn on the switch to test.
- If it still doesn't work, submit a maintenance request.
Prevention Tips:
- Run cold water while using the disposal to help flush food down.
- Avoid putting fibrous foods (corn husks, celery), bones, coffee grounds, or grease into the disposal.
- Cut large scraps into smaller pieces before use.

- Check your breaker box to see if any breakers are tripped; reset/flip the breaker to the 'on' position if needed.
- In bathrooms and kitchens, press the 'reset' button on the GFCI outlet.
- Try plugging in another device to confirm it's not the appliance.
- If the outlet still isn't working, submit a maintenance request.
Prevention Tips:
- Don't overload outlets with too many high-wattage devices.
- Use surge protectors for electronics instead of plugging directly into the wall.
- Test GFCI outlets monthly by pressing 'test' and 'reset' to ensure they function properly.

- Check your breaker box to see if the water heater's switch may be tripped. Flip to the 'on' position if it is tripped.
- For gas units, make sure the pilot light is on.
- Run the hot water for a minute to ensure it isn't just residual cold water in the line.
- If there's still no hot water, submit a request.
Prevention Tips:
- Avoid overloading the water heater by staggering showers, laundry, and dishwasher use.
- Report any small leaks around the water heater promptly to prevent bigger issues.
- Don't try to adjust the temperature setting on the water heater without approval.

- Make sure the thermostat is set to cool (not heat) at a temperature lower than the room.
- Replace the air filter (tenants are responsible for this).
- Check that all vents are open and not blocked by furniture.
- If the unit still doesn't cool, submit a maintenance request.
Prevention Tips:
- Replace air filters every 1-3 months to prevent blockages (tenants' responsibility).
- Keep windows and doors closed when A/C is on to avoid overworking the unit.
- Keep furniture, curtains, and clutter away from vents to maintain airflow.

- Make sure the garbage disposal is clear (since it often shares the same line).
- Remove large debris from the bottom of the dishwasher.
- Run the rinse cycle again to test.
- If it's still not draining, submit a maintenance request.
Prevention Tips:
- Make sure the filter at the bottom of the dishwasher is cleaned out every 3-6 months.
- Using a rinse aid helps to reduce hard water build-up in the dishwasher.

- Check that the water valve behind the toilet is fully open.
- Jiggle the handle or lift the tank lid to check that the chain isn't stuck for the flapper.
- Use a plunger to clear minor clogs.
- If flushing issues continue, submit a maintenance request.
Prevention Tips:
- Only flush toilet paper - no wipes (even 'flushable' ones), feminine products, or paper towels.
- Use moderate amounts of toilet paper to avoid clogs.
- Check under the tank lid occasionally to ensure the chain and flapper are moving freely.
