Garbage disposal
Garbage Disposal Won't Work
  1. Unplug the disposal.
  2. Carefully check down the drain to ensure nothing is blocking the blades (wear gloves).
  3. Plug the disposal back in.
  4. Press the reset button located on the underside of the disposal.
  5. Turn on the switch to test.
  6. If it still doesn't work, submit a maintenance request.

Prevention Tips:

  1. Run cold water while using the disposal to help flush food down.
  2. Avoid putting fibrous foods (corn husks, celery), bones, coffee grounds, or grease into the disposal.
  3. Cut large scraps into smaller pieces before use.
Outlet not working
Outlet Not Working
  1. Check your breaker box to see if any breakers are tripped; reset/flip the breaker to the 'on' position if needed.
  2. In bathrooms and kitchens, press the 'reset' button on the GFCI outlet.
  3. Try plugging in another device to confirm it's not the appliance.
  4. If the outlet still isn't working, submit a maintenance request.

Prevention Tips:

  1. Don't overload outlets with too many high-wattage devices.
  2. Use surge protectors for electronics instead of plugging directly into the wall.
  3. Test GFCI outlets monthly by pressing 'test' and 'reset' to ensure they function properly.
No hot water
No Hot Water
  1. Check your breaker box to see if the water heater's switch may be tripped. Flip to the 'on' position if it is tripped.
  2. For gas units, make sure the pilot light is on.
  3. Run the hot water for a minute to ensure it isn't just residual cold water in the line.
  4. If there's still no hot water, submit a request.

Prevention Tips:

  1. Avoid overloading the water heater by staggering showers, laundry, and dishwasher use.
  2. Report any small leaks around the water heater promptly to prevent bigger issues.
  3. Don't try to adjust the temperature setting on the water heater without approval.

Air conditioner not cooling
Air Conditioner Not Cooling
  1. Make sure the thermostat is set to cool (not heat) at a temperature lower than the room.
  2. Replace the air filter (tenants are responsible for this).
  3. Check that all vents are open and not blocked by furniture.
  4. If the unit still doesn't cool, submit a maintenance request.

Prevention Tips:

  1. Replace air filters every 1-3 months to prevent blockages (tenants' responsibility).
  2. Keep windows and doors closed when A/C is on to avoid overworking the unit.
  3. Keep furniture, curtains, and clutter away from vents to maintain airflow.
Dishwasher not draining
Dishwasher Not Draining
  1. Make sure the garbage disposal is clear (since it often shares the same line).
  2. Remove large debris from the bottom of the dishwasher.
  3. Run the rinse cycle again to test.
  4. If it's still not draining, submit a maintenance request.

Prevention Tips:

  1. Make sure the filter at the bottom of the dishwasher is cleaned out every 3-6 months.
  2. Using a rinse aid helps to reduce hard water build-up in the dishwasher.
Toilet won't flush properly
Toilet Won't Flush Properly
  1. Check that the water valve behind the toilet is fully open.
  2. Jiggle the handle or lift the tank lid to check that the chain isn't stuck for the flapper.
  3. Use a plunger to clear minor clogs.
  4. If flushing issues continue, submit a maintenance request.

Prevention Tips:

  1. Only flush toilet paper - no wipes (even 'flushable' ones), feminine products, or paper towels.
  2. Use moderate amounts of toilet paper to avoid clogs.
  3. Check under the tank lid occasionally to ensure the chain and flapper are moving freely.
