Property Management Pricing And Fees FAQs

Our monthly fee covers the day-to-day management of your property, including rent collection, accounting, tenant communication, maintenance coordination, and access to our owner/tenant portals. You will also receive detailed financial statements, portfolio reviews, and ongoing oversight to keep your property running smoothly.

No. We don’t charge onboarding fees, maintenance upcharges, or utility upcharges. All fees are clearly listed, and landlords have full visibility into invoices, vendor charges, and completed work.

No. We believe in keeping costs simple and transparent, so there are no upfront onboarding or setup fees.

We collect a $300 reserve fund per unit so repairs can be paid promptly. You will always see the vendor used, the invoice, and the completed work and you can even speak with the vendor directly if you would like. If you have preferred vendors or specific approval thresholds, we will follow your instructions, with the exception of emergency repairs which must be handled immediately.

We stand behind our placements with a Lease Guarantee. If a tenant breaks their lease within the first 3 months, we waive the leasing fee for finding a replacement tenant.

Late fees are retained by the property management company, which allows us to cover the administrative costs of tracking, collecting, and enforcing rent deadlines.

We do not have a formal discount structure in place yet, but we are open to discussing portfolio pricing for landlords with multiple properties.

Our leasing fee covers marketing your property across major rental sites, professional photography and virtual staging, property tours 7 days a week, and an in-depth tenant screening process. Screening includes credit, income, criminal history, eviction history, sex offender registry, OFAC/watchlist checks, ID verification, and landlord/employer references.

At renewal, we conduct property inspections, adjust rent to match market rates, and complete all paperwork. Because this requires additional time and resources, we charge a renewal fee of 25% of one month’s rent.

Yes. Our management agreement is a 12-month contract with a 30-day termination notice after the first year. We are happy to provide a copy for review before you commit.
