We manage single-family homes, duplexes, and multi-unit residential properties throughout Amarillo, TX. From individual rentals to larger portfolios and apartment communities, our systems, reporting, and operational structure are built to support scalable, performance-driven ownership.
We use a strict screening process that includes background checks, credit history, income verification, and rental history. Our goal is to place tenants who are responsible, respectful, and likely to stay long-term.
No. We believe in keeping costs simple and transparent, so there are no upfront onboarding or setup fees.
We collect a $300 reserve fund per unit so repairs can be paid promptly. You’ll always see the vendor used, the invoice, and the completed work and you can even speak with the vendor directly if you’d like. If you have preferred vendors or specific approval thresholds, we’ll follow your instructions, with the exception of emergency repairs which must be handled immediately.
We stand behind our placements with a Lease Guarantee. If a tenant breaks their lease within the first 3 months, we waive the leasing fee for finding a replacement tenant.
Late fees are retained by the property management company, which allows us to cover the administrative costs of tracking, collecting, and enforcing rent deadlines.
We structure our pricing to align with portfolio size and long-term ownership goals. For larger portfolios and apartment communities, we offer customized management solutions designed to create operational efficiencies and economies of scale.
Our leasing fee covers marketing your property across major rental sites, professional photography and virtual staging, property tours 7 days a week, and an in-depth tenant screening process. Screening includes credit, income, criminal history, eviction history, sex offender registry, OFAC/watchlist checks, ID verification, and landlord/employer references.
At renewal, we conduct property inspections, adjust rent to match market rates, and complete all paperwork. Because this requires additional time and resources, we charge a renewal fee of 25% of one month’s rent.
Yes. Our management agreement is a 12-month contract with a 30-day termination notice after the first year. We’re happy to provide a copy for review before you commit.
